How to Verify the Rental Debt has Reached A Tenant’s Credit Bureau Report?

Who does Openroom report rental debt to?

There are two official two credit bureaus in Canada: Equifax and TransUnion. You can read about the Differences Between Equifax vs TransUnion Credit Reports in Tenant Screening.


Today, Openroom is partnered with Equifax Canada. Our Partnership with TransUnion Canada is in the works and the expected timeframe is mid-2025.

How does the verification process work?

We want to make sure that you have a path to understand what was reported through Openroom has reached Equifax and shows up on the Tenant’s credit history report.


It can take anywhere from 2 weeks to 6 months for it to show up on a report. The entire process is not a transparent process as we’d like it to be with credit bureaus.



After 6 months of using the Openroom Rental Debt Ledger, you will have an option to work with our official Openroom Partners to pull an Equifax Report on the respective tenants.


Every single report you request our partners to pull means it’s a hard-hit on the Tenant’s credit history profile. Each hard-hit affects a tenant’s score and profile negatively.

Can I request more than once?

Yes. You can choose to pull multiple times. You do not need to obtain consent from the tenants to pull this because as a Creditor who is owed debt. You have the right to pull their credit report but it must be through an official company who has a private investigator’s license.

Criteria to ensure success on a hit

 Must be using Openroom Rental Debt Ledger

 Birthdate of the respective tenant is accurate


 Legal name of the respective tenant is accurate

 Has been at minimum 3 months, best for 6 months

What happens if what I reported didn’t hit Equifax?

When you use Openroom's services and we/you find out we didn't make a hit, we'll hunt down the reasons why. 


That is why it's important to try to find out through various methods because there are possibilities of the record not hitting the right file or not hitting at all.


There are many reasons why the rental debt might not have made to onto the Tenant’s Equifax report.


✘ You did not have their legal name right. Nick names are a hit and miss with the credit bureaus.



✘ You did not have the right birth date on the tenants.


✘ It’s too early to check. Because the process is not transparent as we’d like it to be, Equifax might not have processed the data or matched the profile in time.

How does a rental debt item look on an Equifax report?

When Openroom hits the Equifax credit report for unpaid rent, 5 distinct attributes are shown.


1. It’s under the COLLECTIONS section.

2. It says OPENROOM.CA RENTDEBT.
3. It says the Landlord’s name.
4. It says the amount owing.
5. It indicates it is unpaid.

I qualify and how do I request a pull?

If I did not use Openroom Rental Debt Ledger product, can I still use Openroom to make an Equifax report pull?

No. 


At this point in time, we do not service people who want to pull a report without using the Openroom Rental Debt Ledger.


If we cannot validate that you are owed debt through verified methods, we cannot help you at this given time.
