Anyone who received an email about an outstanding rental debt being declared inside Openroom.ca

Definition of Creditor vs. Debtor

Creditor = The a person or entity that is owed money. 


Debtor = The person or entity that owes the money. 

Note: As of July 2025, Openroom gives Landlords/Housing Providers/Representatives (i.e. Creditor) the option of declaring rental debt owing to them by a current or former tenant (i.e. Debtor) when there is a Tribunal or Court Order issued anywhere in Canada.

What is the Openroom Rental Debt Ledger?

The Openroom Rental Debt Ledger (RDL) gives Creditors an option to report the rental debt owing to the Credit Bureau (e.g. Equifax). 


When Openroom hits the Equifax credit report for unpaid rent, 5 distinct attributes are shown.


  • It's under the COLLECTIONS section.
  • It says OPENROOM.CA RENTDEBT.
  • It says the Landlord's name.
  • It says the amount owing.
  • It indicates it is UNPAID.

Note: When it appears on a Debtor's credit history, it can very negatively impact someone's credit.

Every RDL that gets filed with Openroom goes through a human review before it is sent to Equifax on the 15th of each month.


Both the Creditor and Debtor receives an email of the latest balance. Often times, the outstanding balance accumulates interest each day it isn't paid off.

As a Debtor, what do I need to know?

When you've received an email, you need to use that email address to create an account before you can access further information regarding: 


    → The RDL filing based off of which Tribunal Order or Court Order


    → Contact person's information should you wish to make payment(s)


    → The balance outstanding at any given time


    → The dates and amounts of reporting into the credit bureau (Equifax) that will impact your credit history


    → Secure method to dispute the RDL filing

    How do I create an account and/or log in?

    You must have an Openroom account before you dispute because we need to validate you and that it's associated with an open Rental Debt record reported through Openroom.


    Sign up at https://openroom.ca/signup

    → Click on Rental Debt on the left side menu

    → Click the file related to the rental address

    → See the details:

    a) Rental Unit Address

    b) Calculations of Outstanding Balance

    c) Contact Information - this is the contact name and email address of who you should speak to regarding payment plans, pausing reporting, negotiation of timelines, etc.
